The ability to forecast future expenses is crucial to a well run business. Cost control, competitive bidding, accurate financial reports are a must if the Board is to manage the members' funds effectively and fulfill its fiduciary obligations to the corporation.

At Bicksler and Associates we pride ourselves in the attention and focus we bring to this area of community association management. The art of preparing a budget is really the act of setting a plan for the future. It is more than "crunching" numbers; it involves setting programs and then funding those programs. We have prepared hundreds of operating budgets and reserve analyses and then accepted the responsibility to manage those plans.

Creativity is also important when it comes time to make things work financially. We have been successful in helping Associations with creative financing for a variety of purposes including a bank loan in 1991 for over $1,200,000.00 to finance construction defect litigation.
