Physical
(On-Site Supervision) The
"historical" purpose of a community association was to maintain buildings
and grounds, thereby preserving and increasing property values. Today, that important
fact often gets lost or forgotten. Effective
property management must involve a "personal touch" which somehow must
be brought to the property. Dominate areas of focus include preventive maintenance
and contractor supervision. Site
management must be uniquely tailored to each specific property. A high-rise in
the city requires a completely different approach than a sprawling multi-building
property in the suburbs. Our significant past experience is diverse, from mixed-use
multiple association communities to small, one building projects. At
Bicksler and Associates we:
Develop
an overall plan to deliver maintenance services to the homeowner;
Prepare
routine bid specifications and assist with the competitive bidding
process;
Review
all contractors' performance and recommend chances for greater efficiency
and economy
Make
regular property inspections and render reports to the Board
Help
establish 24 hour emergency procedures
Develop
short term and long term building maintenance program
Tailor
a computerized work-order system to your Association's needs
Develop
effective parking enforcement
Maintain
an inventory of the Association's personal property
